The right home, built the right way.

New Builds

Building from the ground up is the clearest path to a home that fits your life exactly. No compromises inherited from the previous owner, no layout you have to work around.

Kleinig leads the design from the start, which means everything is considered through a builder's lens before a line is drawn: what works on this site, what performs in a coastal environment, and what delivers the best result for your budget.

For clients who want to go further, Kleinig also builds to passive house principles — designing for thermal performance, air quality, and energy efficiency from the foundation up, with the option to integrate smart home technology and build for full off-grid capability.

Renovations & Knockdown/Rebuilds

Most people don't need a new house, they need their current one to finally work the way it should. Kleinig takes on larger-scale renovation works and designs them in-house, which means one team owns the outcome from brief to handover. No gap between what was drawn and what gets built. No finger-pointing when a decision needs to be made.

Coastal homes come with their own set of challenges. Materials that have taken a beating from the elements, detailing that wasn't built to last, layouts that don't make the most of the surroundings. A renovation is also an opportunity to bring a home up to a modern standard: better thermal performance, smarter technology, and where it makes sense, the infrastructure to run self-sufficiently.

Extensions & Two-Storey Additions

Sometimes the answer isn't a new home, it's more of the right home. An extension gives you the space you've been missing without the cost or disruption of moving, and done well, it feels like it was always meant to be there.

Kleinig designs and builds extensions in-house, which gives far greater control over the outcome, the flow between old and new, the materials, and the details that make it feel seamless rather than bolted on.

On the coast especially, getting that right matters. Matching materials to an existing home that's been exposed to the elements, detailing new work to the same standard, these aren't things you figure out on your first coastal job.

A different way of building.
A better place to do it.

The Fleurieu demands more.
Coastal conditions, sandy soils, salt-laden air, and southerly exposure, this environment asks more of a build than most. Russell has spent his entire career here. That knowledge shapes every material selection, every detail, every decision made before a slab goes down.
One builder. Full attention.
Kleinig takes on a limited number of projects each year by design. When you're on the books, you have Russell's direct involvement from the first meeting to handover. Not a sales rep. Not a site supervisor you've never met. The same person, start to finish.
No gap between design and build.
When the people designing your home are the ones constructing it, the brief doesn't get lost in translation. Budget, vision, and site reality stay aligned throughout, not renegotiated once the plans are drawn.
You'll always know where things stand.

Built for the Fleurieu. By someone who's never left.

Kleinig is based in Victor Harbor and works across the Fleurieu Peninsula and Southern Adelaide, including Port Elliot, Goolwa, Middleton, Encounter Bay, and surrounding areas.

Russell has spent his entire life and career on this coastline. That means an understanding of local council requirements, coastal site conditions, and the specific demands of building here that only comes from decades of doing it.
